HOA Board Meeting Minutes – January 9, 2024

Meeting Duration: 6:30pm to 7:00pm

  • General Business:
    • Initial planning for the Annual Meeting was reviewed and included: 
      • Sharon Malek will present on behalf of HEAT. Presentation will be 15 minutes. She will also have a table for literature.  
      • Sean Riley will contact the Homestead Water Company to also present for 15 minutes at the Annual Meeting.  
      • Sean Riley will also contact Inter-Canyon Fire Department about the use of a room and a speaker. 
      • Sean Riley will put together a Newsletter to cover the past six months for distribution after the February meeting.  All Board Members will submit an annual review of their individual areas of responsibilities for submission  into the newsletter. Send the recaps to Sean prior to the next meeting.
  • Treasurer Update: ST Womack provide the Treasurer’s update.
    • Reviewed the 2023 actual cost expenditures compared to the budgets. All costs were within the budgeted amounts.
    • Reviewed the two residential delinquent 2023 HOA dues payments next steps.
    • ST Womack to write the cover letter for submission to Altitude Law. 
  • Architectural Update: Mike Willemin provided an Architectural Committee update: No requests for approvals or activity occurred since the last meeting.
  • Maintenance UpdatePat Friel provided a maintenance update:
    • Speed Limit Signs: Proposed speed limit signs will be placed onto Google Maps for submission, review and approval. Initial budget for (4) signs is approximately $700. Discussion centered around the desire to avoid a special assessment to cover any dollar amount above the budgeted figure. Need to determine if the HOA is legally permitted to place the signs within the 10’ of JeffCo roadside easement if JeffCo does not install the requested signs itself. Pat Friel will determine.
  • Secretary’s Report: Marc Bohn was not in attendance and had no report.
  • Social Committee Update: None.

    • HOA Document Storage: Please send relevant documents or emails to Ginny Riley for storage (e.g., architectural approvals, legal, miscellaneous).
  • Next Meeting: Tuesday, February 6, 2024 at 6:30pm.
