HOA Board Meeting Minutes – December 5, 2023

Meeting Duration: 6:39pm to 7:21pm
Board Members Present: Sean Riley, ST Womack, Pat Friel, and Mike Willemin
Non-Board Homeowners Present: Dana Correll 

  • General Business:
    • In an effort to bring in more Homestead attendees to the meetings it was recommended that invitations and access to the meetings be posted on the website, the Facebook page, and the blackboards at the entrances. 
    • It was stated that there are two FB pages for the Homestead. 
    • Sean Riley will circulate the upcoming Altitude Law seminar sessions.
    • The annual HOA meeting is scheduled for Saturday, March 11, 2024
  • Treasurer Update: ST Womack provide the Treasurer’s update.
    • Will explore investing some of the HOA capital funds into a CD and report to the Board his findings.
    • Need to send notification letter to homeowners about the annual dues of $50 for 2024.
    • Proposed 2024 budget will be sent to the Board to be confirmed and voted upon at the next meeting.
    • Special assessments for budget busters is still on the table. Such as the speed limit signs.
  • Architectural Update: Mike Willemin provided an Architectural Committee update:
    • There are no pending requests needing approvals for renovations or construction. The docket is clear.
  • Maintenance Update: Pat Friel provided a maintenance update:
    • Road Work: The HOA requests for road work and shoulder repair are on the JeffCo radar. There is no date set for this work to commence and complete. Spring of 2024 is likely to produce a clarified schedule.
    • Speed Signs: There are approximately 20 signs that could be beneficial for the Homestead’s effort to enhance safety. Approximate cost was stated to be $500. Plus installation. Additional input is desired to make a decision for placement and cost.
  • Secretary’s Report: Marc Bohn was not in attendance and had no report.
  • Social Committee Update: In Dana Correll‘s absence, Sean Riley led the Social Committee discussion:
    • Turkey Trot: Turkey Trot was well received and had a record number of participants.
    • Christmas Caroling: With holidays coming up, looking into organizing caroling event. Jimmy Aretakis may have a wagon that could be used to transport the carolers. Carolers need to be identified and contacted.
    • Other Developments:
      • The memorial for the Strand passing was mentioned.
      • Amazon gift card was proposed for the Wanner baby, and the suggestion was supported by those in attendance. 
      • Dana is stepping down as Social Chair and a replacement needs to be secured. 
  • Miscellaneous Updates:
    • HOA Document Storage: Please send relevant documents or emails to Ginny Riley for storage (e.g., architectural approvals, legal, miscellaneous).
  • Next Meeting: Tuesday, January 9, 2024 at 6:30pm.
